Although a large part of the Gold Coast property market is developed to entice interstate buyers, Roubicek expects that a large portion of new residential owners will come from Gold Coast locals. He said, “Local buyers trend towards residential ‘pockets’ which have easy access to amenities, yet offer a quieter lifestyle. Interstate buyers choose these same areas because they want security and a sense of community as they get to know the area”.
However, with this rise in demand, there has also been a drop in available larger residential properties in the area. “The average lot size and home size is getting smaller so people are now weighing up their options and realising a larger apartment can deliver more lifestyle value in terms of location and amenity,” Roubicek said.
That is why property developers are changing apartment designs along Main Beach to Mermaid Beach and are gearing towards owner occupier apartment living. The new home-style apartments are larger and more suited to residential living instead of holiday apartment living. There are more rooms (2-3 bedrooms), more storage, car parks, and other facilities.
Roubicek added, “It is all about addressing the pent-up demand in the market for apartments that provide all the features of a private home and benefits of the apartment lifestyle – low maintenance living with space and storage.”
Back in 2016, an article in Domain.com also predicted the trend. It cited that because of the popularity of travelling, people are selling their houses to buy large apartment units, which are more convenient and require low-maintenance. The article said that this movement will become even more popular in the near future, and so it did. Right now, the demand for large home-style apartments is even greater.
